What is the purpose of this housing development?
- To provide safe, convenient, and competitively priced homes for Dartmouth College employees who are relocating to the Upper Valley, or simply looking for a hassle‑free living experience near campus.
Who can rent a unit?
- All full‑time, benefits-eligible Dartmouth College employees. Dartmouth Health employees are not eligible.
How many units are available?
- Although there will be a total of 21 units when the project is complete, the initial leasing process will cover the first eight single-family homes.
When will the community be ready for move‑in?
- The goal is to begin rentals during January 2026 and continue through full build-out, which is expected in July 2026.
Is this a subsidized or market‑rate program?
- All rentals will be at market rate.
What is the standard lease length?
- Initial leases will run through June 30, 2027, to offer new occupants a stable rent at 2025 rates. After June 30, 2026, leases will be 12-month terms.
When is rent due?
- Rent is payroll deducted on the 1st of each month.
What is included in the rent?
- Sewer, water, landscaping, and roadway snow clearing.
Can I break the lease early?
- Yes, with a 60‑day written notice and payment of an early‑termination fee.
Is renters insurance required?
- Yes. Minimum coverage $25,000 for personal property and $300,000 liability.
Is internet included?
- No, Comcast/Xfinity is the local provider available.
What about electricity/gas?
- All utilities are directly charged to the Tenant by the providers. Electricity is Liberty Electric, and gas is provided by Irving Energy.
How are trash and recycling handled?
- Directly by the Tenant through local waste haulers or landfill.
Is parking available?
- Each home has a one-car garage and available driveway parking . Guest parking is also available.
Are pets allowed?
- Yes, $50 per month, per pet ( up to two pets). Exclusions apply.
Is smoking allowed?
- Dartmouth College is a tobacco-free community. No smoking is allowed.
Can I do my own repairs?
- All maintenance repairs must be performed by the property's maintenance team.
Is there a maintenance fee?
- No—all routine maintenance is covered by the rent. Damage caused by negligence may be billed to the resident.
